Tariff & Terms
The prices quoted are per room per night, based on two people sharing a room. A full breakfast is included. Our tariff varies depending on the season and the room type but here is our general guide.

At certain times of the year, we can provide you with a rate for single occupancy of a room. Please contact us for details and to see if this is possible before making your booking.
During the peak summer months, a minimum stay of 2 consecutive nights usually applies. A minimum stay of 3 consecutive nights may apply during bank holidays or when special events are taking place in Keswick.
Free parking is available on site.

When booking directly with us we ask if you would like to make a donation to "Fix the Fells". This can be done during the online booking process by selecting the amount you wish to donate under the "Optional Extras". If you are booking via phone simply inform us you would like to donate and we can do that for you! For more information on how the donation works click here. We also donate to "Fix the Fells" ourselves.
At the time of making a booking, you will be asked to provide credit/debit card details to secure your reservation. A non-refundable deposit (usually equivalent to the first night’s stay) may be required and, if this is the case, we would inform you of the exact amount to be processed from your card.
The balance of your booking will then become due on the day of departure, payable in cash or by credit/debit card.
Before booking please read our full Terms and Conditions. We hope your plans do not change, but if they do, you should be aware of our policy as regards cancellations.
Although we always endeavor to allocate guests the specific room they have requested on certain occasions we may need to change the allocated room. In the event this happens we will always let you know in advance and you will always be given an equivalent room (i.e. If you requested a double en-suite you will be provided with one).
Please note if you would like to book more than two rooms we request that you call us to make the booking. Bookings made online for more than two rooms cannot be guaranteed.
For the comfort and safety of all our guests we operate a strict no-smoking policy.
We are unable to accommodate children (under 18s) at Brierholme.
We are unable to accommodate pets at Brierholme.
Arrival and Departure
Your accommodation is available from 4:00 pm on the day of arrival. However, we often have rooms ready for occupation from 1:00 pm onwards. We advise any guests that arrive early to give us a knock and if we are in and the room is ready, an earlier check-in is often possible. Arrivals after 7:00 pm can sometimes be arranged with prior notice but please be aware this cannot always be guaranteed. Please ensure you check with us (via phone) before making a booking. Please also note that check-ins after 10:00 pm are not possible (even in the event you are running late). On arrival, you will be provided with your own set of keys allowing free access to your room throughout your stay.
Please note on certain dates and special occasions we operate altered check-in slots (our usual check-in slots are between 4:00 pm and 7:00 pm). Check BEFORE booking as we are unable to advise of these alternate times once you start the booking process or in your confirmation email. On the day of departure, we ask that rooms be vacated by 10:15 am so that we can prepare for our next guests. We are more than happy for you to leave luggage at the house for collection later in the day if you are traveling by public transport.
